Step 1: Applying for the conversion
This step involves submitting all details about the land and the plans for it. There are application forms that need to be filled and submitted to the respective Tehsildar’s office.
Step 2: Submitting documents
Along with the application, there are a number of documents that you have to submit so that the authorities can get them verified for approval. The documents required are:
- Property title deed and sale deed.
- ID proof of Khata certificate.
- Latest receipt of tax deposit.
- Certificate that shows transfer of property ownership (mutation certificate).
- NOC of village accountant.
- Certified survey map.
- RTC
- Certified copy of rights of occupancy.
- Certified copy of Land Tribunal Order.
- Zonal certificate.
- Photocopies of land atlas and revenue survey map of village.
Step 3: Due diligence by authority
After the submission of all applications and documents, it’s time for the respective authorities to check if all the details submitted are right and if they are eligible for land conversion. While your documents are being verified, there will also be an inspection of the land by the concerned authorities.
Step 4: Grant of approval
Finally, if all inspections and verifications come back clean according to the laws of the land, you will be given the land conversion certificate. After you receive the certificate, you will have to start the work within a speculated time and stick to the original plans. Any change to the original land use plan will not be permitted.
