Documents that are most likely to be asked:

What happens in a Sub-registrar office?

Apply for an Encumbrance Certificate(EC); You can either do it online through this link or go to a sub-registrar office for the same.

Once this step 1 is successfully completed, procurement of stamp duty paper based on the plot value in order to prepare the sale deed meant for registration must be done.

The buyer, or a lawyer on their behalf, can schedule a date for registration.

Buyer, seller, and witnesses are expected to be present on the scheduled date.

The buyer will be asked to produce the original ID(s), and challan/DD that shows the payment details.

Both parties will be asked to sign the registry and other necessary papers to complete the registration process.

How to Register Online?

Karnataka Government has an online system for plot registration. Click here to register your plot online.

All you need to do is create a user id using the ‘register as new user’ option. Once you make a user id, click ‘online EC’ for Encumbrance Certificate and further steps. The user will then have to click “Document Registration” under the Pre-Registration Data entry option on the login page to enter property details, approvals, fees details, and book appointment sessions to complete the registration process.

Once the sale deed is registered through this process, the buyer will receive a receipt and post 2-7 days after this, they could collect the original sale deed from the sub registrar’s office.
