The concept of Khata goes back to the days when the process of property tax collection was a big hassle, as three different bodies collected taxes. But in the year 2007 when the BBMP was formed, things changed. The Khata was introduced to streamline the collection of property taxes in Karnataka.

The BBMP further categorized this certificate into two types — A Khata and B Khata. The A Khata is issued to property owners who adhere to all the buildings by laws and taxation rules. While the B Khata is issued to property owners that have violated building by laws and have outstanding property taxes.

B Khata is a temporary certificate and can be upgraded to A Khata by clearing the pending property taxes, DC converted property and paying a betterment charge. Apart from A and B Khata, there is E Khata. It is nothing but an electronic khata, which is filed or issued online, and it allows property owners to pay their property taxes online. However, property owners with a PID (Property Identification Number) only can use E Khata. In case you don’t have a PID number, you need to reach out to the nearest BBMP ward office.
